Southpoint at Stones River represents TruAmerica’s first investment in the Nashville MSA. Located in the town of Hermitage, the property boasts tremendous access to job centers sitting approximately 15 minutes east of Downtown Nashville, 10 minutes northeast of Nashville International Airport, and within a five-minute drive of both Deloitte’s Nashville campus and Tristar Medical Center.

In addition to abundant employment opportunity, Oakwell Farms provides unique access to recreational activities. The 410-unit property was built in two phases in 1987 and 1989 featuring a desirable balance of one-, two, and three-bedroom floorplans. All floorplans at the property have porches or balconies as well as walk-in closets.

Prior ownership completed full renovations on nine homes (2%) with vinyl flooring in the kitchen, bathrooms, and living areas, black appliances, and upgraded dark brown shaker style cabinetry and has partially renovated 68 (17%) others with vinyl flooring in the kitchen and bathrooms as well as black appliances in the kitchen. Viera Cool Springs represents TruAmerica’s second investment in the Nashville MSA and first in Williamson County. The property is centrally located in the Franklin submarket offering proximity to excellent public schools, abundant amenities, and white-collar employment in expanding employment centers such as Downtown Nashville (under 25 minutes), Brentwood (under 15 minutes), and Berry Hill (under 25 minutes).

TruAmerica plans to renovate all 468 homes, elevating the finish levels by adding vinyl flooring, installing stone countertops with an undermount sink and a tile backsplash, cutting down the kitchen bar top, painting unit interiors, updating cabinetry. Furthermore, TruAmerica will install washers and dryers in all units.

Property Highlights

The 468-unit property was built in 1987. The property has been well maintained, allowing most of the capital to be invested into accretive improvements to the apartment interiors. Potential amenity enhancements and upgrades include refreshing the clubhouse and fitness center, adding new furnishings at the pool, painting building exteriors, and improving the landscaping around the property.

Located in Chattanooga just above the NorthShore neighborhood, the property boasts tremendous access to job and amenity centers sitting approximately 5 minutes north of Downtown Chattanooga.

Ridgemont at Stringers Ridge’s location blends an outdoor lifestyle with business acumen, given its unique access to Stringer’s Ridge Park, a 92 acre of park with a trail head onsite, as well as direct access to NorthShore (under 1.5 mi.) and downtown Chattanooga (2.5 mi.). The employment base in the northern suburbs has increased substantially over the past decade, fostered significantly by the “Renaissance on the River” revitalization project, which developed ample commercial space in the area.
