Highlands at Hudson represents TruAmerica’s fourth investment in the Boston MSA. Located in the Town of Hudson, the property is located less than ten minutes from the Assabet River Trail, where outdoor enthusiasts can walk, bike, and run. Highlands at Hudson offers residents convenient access to I-495, Route 20, and Route 90/Mass Pike. MetroWest, which includes Marlborough and Hudson, is home to 700k+ jobs with major employers like Raytheon, Boston Scientific, Bose, Amazon Robotics, Dell/EMC, and UMass Memorial Medical Center. MetroWest contains the largest life science cluster in America and has benefitted from sustained growth in the biotechnology and life sciences industries.

Investment Highlights

The Preserve at Cohasset represents TruAmerica’s first investment in the Boston MSA. Located in the oceanside Town of Cohasset, the property stretches over 61 acres, offering unique low density-style living with 100% direct-entry homes featuring highly sought-after townhome and loft-style floorplans, above average apartment home sizes (average of 1,333 SF), and both attached and detached garage parking. The Preserve’s location provides tremendous access to job centers in Boston, via nearby MBTA commuter rail and ferry stations, as well as its location on Route 3A. In addition to its location, Cohasset boasts the 2nd best public school system on the South Shore and several public beaches.

Property Highlights

The 220-unit property was built in 2012 by best-in-class developer AvalonBay and features desirable one- and two-bedrooms floorplans, including 78 three-story townhome configurations with attached garages. All floor plans at the property have porches and/or balconies, walk-in closets, and washer/dryer appliances.

Prior ownership completed full renovations on 12 (5%) of the apartment homes, which included stainless-steel appliances, vinyl plank flooring, quartz countertops, tile backsplash, and cabinetry and plumbing upgrades. The Lux at Stoughton represents TruAmerica’s third investment in the Boston MSA. Located in the Town of Stoughton, the property sits on 8.5 acres, and consists of three four-story buildings. The Lux’s location provides tremendous access to job centers in Boston, via nearby Route 138 and Route 24. The Property is also located less than a mile from a Canton Conservation Land reserve, a 5-acre nature reserve with running trails and several natural water features. Stoughton is well known in MA for its expansive retail offerings, particularly for furniture and other home goods, with the only IKEA in MA located in Stoughton, as well as the original Jordan’s Furniture and other major retailers nearby. This cluster of retailers has led to a cluster of industrial and high-end manufacturing jobs adjacent to the retail centers, providing employment for Stoughton and the surrounding towns.

Marquee at Andover’s prime location provides residents easy access to job centers in and around Boston, with residents taking advantage of nearby Route 93 and Route 495 and three commuter rail stops nearby. Andover has one of the best public-school districts in the Northeast, boasting an A+ rating from Niche. Major employers in Andover include Raytheon, Pfizer, and Philips.

The 115-unit property was built in 2012 by AvalonBay Communities and features desirable one-, two-, and three-bedroom floorplans, as well as 29 units with lofts. All floor plans at the property have walk-in closets and washer/dryer appliances.
